No agent relationship until it is in writing

Using this site, sending a form, or asking a question does not make Michael your agent. Virginia requires a written brokerage agreement before he can represent you as a seller or a buyer. Until one is signed, he may be representing someone else in the same transaction, so keep anything you would not want the other side to know (your top price, your deadline) until you have an agreement in place.

Estimates, calculators, and tools

• A home value estimate is not an appraisal. It is an opinion of likely price based on the information available, and a lender's appraisal or the market itself may reach a different number.
• Calculators give estimates. Net sheets, budget and payment figures, cash to close, and tax figures depend on assumptions that may not match your situation. Interest rates shown come from published national averages and can lag the rate you are actually offered.
• None of it is legal, tax, or financial advice. Confirm numbers with your lender, and take legal or tax questions to an attorney or tax professional.

Listing and market information

Market statistics, school and flood information, and links to listing sites come from third-party and public sources. We take care to link to good sources, but we do not guarantee that their information is accurate or current. Square footage, school assignments, flood zones, and similar details should be verified for the specific property before you rely on them.

Nothing on this site is an offer to sell or buy property, and nothing on it creates a contract. A sale happens only under a written contract signed by all parties.

Tour pages and shared links

Tour pages and short links are made for the people they are sent to. Anyone with the link can open it, so share it only with people you want to see it. Showing times and routes are plans, not appointments, until confirmed with the listing side.
